Formula 1 heiress wants $41.95M for...

The real estate market in Brentwood is heating up.

The suburban Los Angeles neighborhood has seen an uptick in prime luxury listings, likely accommodating residents that have been displaced by the recent fires.

We’ve seen a grand home with architectural pedigree listing at $30 million, another $40 million architectural with a funicular and glamping yurts, and now a sleek, contemporary gem is hitting the market for a hefty $41.95 million.

The sellers: none other than Formula 1 heiress Petra Ecclestone — daughter of English Formula One billionaire Bernie Ecclestone — and her husband, luxury real estate agent Sam Palmer of The Agency, the brokerage from the Netflix reality series Buying Beverly Hills.

Both Petra and Palmer are well versed in luxury real estate. The couple owned the former Spelling Manor in Holmby Hills, which they sold for $119 million in 2019, a record at the time. In 2022, they purchased a Brentwood estate on Tigertail Road for $22 million and later sold it for $36 million, holding the record sale for that year.

Now blending “architectural sophistication with an inviting California sensibility”, according to the listing, the 7-bedroom home was completely revamped in 2024 by Petra herself, who’s an accomplished fashion designer, and Sam, well-versed in luxury real estate.

If, like me, you associate Ecclestone with The Manor and its palatial interiors and sweeping curved staircases, you’ll be pleasantly surprised by the couple’s latest real estate venture. The house at 250 S Rockingham Avenue is distinctly modern, with a black facade and warm, wood-clad interiors.

Over 13,500 square feet of living space across three levels

The Brentwood home sits on over half an acre of manicured grounds, offering privacy and elegance in one of Los Angeles’s most sought-after neighborhoods.

It spans approximately 13,500 square feet across three levels, featuring 7 bedrooms, 9.5 bathrooms, and lush outdoor areas with a pool, a soccer pitch, and a custom treehouse.

Additional features include a dedicated staff area with kitchen, lounge, dog room, and a security suite with the latest monitoring technology. The estate also offers a garage and motor court parking for up to 12 vehicles, with a carriage-style driveway for guests.

Standout design elements include twelve-foot ceilings, white oak floors

Twelve-foot ceilings rise across all three floors, complemented by hand-applied Roman plaster walls and wide-plank white oak floors in soft, neutral tones.

With a formal room that seats 20

The main level flows through three distinct sitting areas, dual offices, and a formal dining room that seats 20 guests.

Upstairs, five bedrooms each with an ensuite bath anchor the private wing, with the primary bedroom featuring vaulted ceilings, dual spa-inspired bathrooms, two custom dressing rooms, and a private terrace with treetop views.

An open kitchen connects to a secondary chef’s kitchen

At the heart of the home — dubbed Two Fifty South, after its address at 250 S Rockingham Avenue — is a welcoming open kitchen with an oversized center island connected to a fully appointed secondary chef’s kitchen, designed for entertaining.

An amenity-rich backyard

The amenities are neatly tucked away on the lower level. Here, a curated collection of amenities includes a golf simulator, bar, guest suite, gym with steam room, and a private movie theater.

But there are quite a few outside too, including a pool with wood decking, hot and cold plunge pools, and outdoor shower, and a thoughtfully placed soccer pitch
