
Sale Price: $60 million
The property at 95 N. 6th St. swapped in a $60 million portfolio deal that included the adjacent buildings at 97 and 107 N. 6th St. City Urban Realty sold the 12,927-square-foot trio to Acadia Realty Trust. The assets last traded in 2021 when City Urban Realty picked them up in a $20.1 million deal. Originally built in 1910, the properties are in the borough’s Willliamsburg neighborhood and include 11,718 square feet of unused air rights.
Sale Price: $27 million
A private investor, through two private entities, picked up the 24,600-square-foot retail building from A & N Food Market Inc. The buyer secured a $18.5 million loan from CTBC Bank USA through a gap mortgage and consolidated deal. The single-story building is in the downtown area of Flushing, N.Y., and is occupied by Great Wall Supermarket. It came online in 1941 and includes 6,696 square feet of office space, 7,300 square feet of garage space and 18,989 square feet of unused air rights.

A week later, another Queens retail property changed hands. The 21,856-square-foot building was purchased by ABC Superstores from a private seller. The buyer also secured a $8 million loan from DBR Investments Co. through an amended and restated note. The two-story property is in Corona, N.Y., within the Jackson Heights neighborhood and dates back to 1932. It includes 17,206 square feet of unused air rights and serves as an ABC Superstores location.
Sale Price: $16.7 million
Realya acquired three retail buildings at 391, 395 and 401 Avenue of the Americas from Walter & Samuels Inc. Lincoln Life & Annuity Company of New York originated a $13.5 million loan with a maturity date set for 2029. The adjacent one-story properties encompass 12,317 square feet and are in the Greenwich Village neighborhood of the borough. Built in 1915 and 1920, the properties also include 15,481 square feet of unused air rights.
Sale Price: $7.5 million
A private entity purchased the 10,000-square-foot retail property at 172-03 46th Ave., together with the adjacent parking lot totaling 7,765 square feet at 172-01 46th Ave. from a private seller. The one-story retail building in Flushing, N.Y., came online in 1950 and is close to multiple bus stops, while being 10 miles from John F. Kennedy International Airport.
